Provide timely legal advice to the company's executive board on legal matters pertaining to the company's business operations.
Understand the implementation process and directly draft submission documents to various government departments for all work steps related to land allocation, project planning, investment policy approval procedures, and project construction permit procedures.
Draft, edit, and compile agreements, contracts, and other legal documents to fully ensure and protect the company's legitimate rights and interests. Review and verify the legal validity of contracts and transactional documents for the company.
Handle land-related procedures with the registration authorities, including: Compensation for site clearance and resettlement; conduct real estate purchase and sale procedures for projects at the notary office; declare taxes for acquired land parcels; register land with the Department of Natural Resources and Environment; and cancel mortgages on Land Use Right Certificates with the same department.
Execute legal procedures for investment projects, including: Applying for investment policy approvals, preparing land allocation dossiers, issuing Land Use Right Certificates, submitting plans for approval, and submitting investment projects for approval. Build relationships with relevant government departments to promote and support the completion of legal work related to business operations.
Update and systematize current legal news, documents, and legal knowledge to specialized departments to facilitate their work.
Work directly with competent authorities on project dossiers and explain related documents to ensure the timely and lawful completion of procedures.
Monitor the status of dossiers and promptly report to the unit head on the progress of dossiers being processed by competent authorities to ensure compliance with regulations.
Communicate and negotiate with external agencies, partners, and organizations to carry out assigned legal tasks and build cooperative relationships to support problem-solving.
Execute both corporate and project-related legal tasks, including procedures concerning investment, construction, land, and planning, as specifically assigned by the direct supervisor.
Prepare complete, accurate, and timely work reports as required.
Job requirements
Age: 28 to 35 years old
Education: Bachelor's Degree or higher (Field: Law/Construction/Real Estate)
Knowledges:
Solid understanding of legal regulations concerning Investment, Land, Construction, Real Estate Business, Housing, Commerce, etc., especially regarding the investment and construction procedures for real estate projects.
Ability to represent the company in legal transactions, dispute resolution, and negotiations with relevant parties.
Experience: At least 05 years of experience, with 03 years in Real Estate Project Legal.
Languages: Basic English
Computer Skills: Microsoft Office.
